Our Fees - Conveyancing - Property Purchase - all fees are exclusive of VAT

PROPERTY PURCHASE

Basis for fees – Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

The fees listed are our average fee ranges for a purchase transaction. The fee (including additional fees and disbursements) may vary depending on the scope of the instruction, your solicitor’s experience and location, the property price and the nature of work we are required to do.

Legal Fee –

  • Low complexity – from £1,000 to £2000 + VAT
  • Average complexity – from £2,500 to £3,500 + VAT
  • Highly complex – in excess of £3,500 (certain high-value or highly complex transactions could cost up to £100,000 + VAT) 

 VAT – We are required to charge VAT. VAT is a government tax that we are required to charge, and will usually be added at 20% to our fees and disbursements, except where we indicate the disbursements are outside the scope of VAT.

  • Leasehold: £150 – £300 + VAT
  • Help To Buy: £100 – £500 + VAT
  • Help To Buy ISA: £50 + VAT
  • Telegraphic Transfer: £30.00 + VAT
  • SDLT Admin: £50 – £125 + VAT
  • Acting For Lender: £200 – £500 + VAT
  • Administering Gifted Deposit – from a third party: £95 – £295 + VAT
  • Administration for Applying Unilateral Notice – with the Land Registry: £100 + VAT
  • Update to External Portals: £35 – £95 + VAT
  • Limited Company Purchase: £250 + VAT
  • ID/AML Checks: £30 + VAT per person
  • Pre-Completion Searches: £49.00 + VAT
  • Searches fees – £300 + VAT

Referral fee (if any) – We may pay average referral fee of £150. This fee will vary depending on the source of the instruction.

Stamp Duty/Land Tax (SDLT) – Payment of SDLT depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.

Our service includes: 

  • Take your instructions and give you initial advice. 
  • Check finances are in place to fund purchase and contact lender’s solicitors if needed. 
  • Receive and advise on contract documents. 
  • Carry out searches. 
  • Obtain further planning documentation if required. 
  • Make any necessary enquiries of seller’s solicitor. 
  • Give you advice on all documents and information received. 
  • Go through conditions of mortgage offer with you. 
  • Send final contract to you for signature. 
  • Agree completion date (date from which you own the property). 
  • Exchange contracts and notify you that this has happened. 
  • Arrange for all monies needed to be received from lender and you. 
  • Complete purchase. 
  • Deal with payment of Stamp Duty/Land Tax. 
  • Deal with application for registration at Land Registry.

The precise stages involved in the purchase of a residential property vary according to the circumstances. However, we have indicated some key stages below which you need to be aware of:

  • Take your instructions and give you initial advice.
  • Check finances are in place to fund purchase and contact lender’s solicitors if needed (if not acting for lender)
  • Request, review and advise on contract documents and title deeds
  • Carry out searches and review results
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller’s solicitor.
  • Go through conditions of mortgage offer with you.
  • Prepare a report on title for the lender, if acting for lender as well.
  • Prepare a property report advising on all the documents received, advice on SDLT liabilities and also provide our recommendations.
  • Send final contract, TR1, mortgage deed (where applicable) etc for signing/execution.
  • Agree exchange/completion date (date from which you own the property).
  • Exchange contracts and notify you that this has happened.
  • Arrange for all monies needed to be received from lender and you.
  • Complete purchase.
  • Deal with filing of Stamp Duty Land Tax (SDLT) returns and payment of SDLT.
  • Deal with application for registration at Land Registry.
